The majority of buyers & tenants start their property search online, so it is important to remember that to sell your property quickly, you need to maximise your potential customer's first impression! Jeff Harlow (U1st Realty Principal)


Home staging is all about de-personalising the space to allow the potential buyer or tenant to imagine what it could be like for themselves to live here. Once you decide to sell your house, try to think of it as “not your home anymore” and try to turn it into a show home that will be attractive to potential buyers or tenants. The time and effort invested now will pay off big time!

With that said, here are some basic guidelines to marketing your home quickly for the price you want - HELP the photographer to get the best shots of your property for the marketing campaign! 👊

1. Curb-side Appeal

Externally, make sure your property from the curb-side is inviting and cared for! this includes things like ensuring the garden beds are mulched or chipped and lawns are cut, evenly green, and neatly edged will make the biggest difference for the lowest cost. Do not forget to have clean gutters - no vegetation growing out of them!

This external presentation is also highly important because in most cases the front shot is the “key sales image” that draws potential buyers to click on the advert, view more information and contact us for an inspection.

2. Internal Appeal

Internally, try to de-clutter as much of your household furniture and belongings as you can. You are going to have to pack for the big move anyway, so you might as well get a head start now. Not only will it make it easier for when the big move arrives; but, you will also make your home especially the kitchen, bathroom/s, closets, bookshelves, and kids rooms look more spacious.

Start packing with the excess furniture and out-of-season clothes, books, toys, etc., the more you can remove from the home, the larger the internal spaces will look.

3. Assist The Professionals To Help You Sell

As soon as U1st Realty's professional photographer arrives at your property, they will begin their 'magic' work, so everything should be ready to go. They will be photographing both the interior and exterior of the home.

The photographer is there to showcase your home to the marketplace via great photographs and videos.

They are not there to move or arrange furniture, or hide your personal items; so it is very important that this is all done by you (or someone you hire) before the photographer's arrival.

4. Bedrooms

  • Make bed, including decorative pillows/shams if available. Press bed linens and bed skirts.

  • Clear nightstands of all personal items.

  • Store away phone/tablet charging cables.

  • Remove all clutter from top of dressers.

  • Clean under bed, removing items that may show in the photos.

5. Kitchen/s

  • Clear countertops.

  • No knife blocks, baking supplies, mail, etc.

  • Put away all countertop appliances unless they are a set that match the kitchen decor.

  • Clear outside of refrigerator of magnets, papers, photos.

  • Hide garbage cans in pantry or closet.

  • Remove dishes from sink, place in dishwasher, preferably have all cutlery and crockery put neatly away.

6. Living / Dining Rooms

  • Remove stacks of magazines, papers, mail, etc.

  • Fluff and arrange furniture pillows.

  • Remove kid’s toys, remotes, turn off TV.

  • Hide or remove cables.

7. Bathroom/s

  • Clear countertops & clean shower screen of soap scum, etc.

  • No soap, toothbrushes, medications, deodorant, etc.

  • Put toilet seats down (and spray deodoriser).

  • Remove shampoo, soap, etc. from showers and tubs.

  • Display co-ordinated towels.

  • Remove floor mats.

8. Exterior

  • Remove cars from driveway and front of home (and degrease driveway if necessary)

  • Mow and edge lawns, Landscape / trim the gardens.

  • Remove debris from gutters (and water tanks)

  • Remove empty planters, cut dead plants.

  • Remove toys, visible water hoses, dog beds, etc.

  • Clean pool, remove pool vacuum/cleaner hose. Hide pool cleaning supplies and rubbish bins.

9. Finally

  • Thoroughly clean the whole house - floors, walls, ceilings, ceiling fans, air conditioners, etc.

  • Replace all burned out light bulbs (use bulbs of the same temperature) and turn them on (especially for a twilight shoot).

  • Turn all ceiling fans off.

  • Open blinds & windows to let in outside light.

  • Remove any and all clutter.

Following these tips will assist you to prepare your home to get the best SOLD / TENANTED result possible.
