Talking to other builders?
Hey, if you’re talking to a number of builders before you make a final decision on purchasing a New Property from U1st Realty it is very important that you compare apples with apples, NOT apples with mulberries or bananas.
Carefully check the inclusions list to see what is actually included and what is not (some builders go off the Contract drawings so check if the description and the drawings coincide).
Also check what the inclusions quality level is (is it a cheaper imported brand that will last until the warranty runs out or a brand with a good reputation for longevity and serviceability). One simple line missing on your building quote can add up to thousands of additional dollars – which you may not have the money to pay for.
You may like to ask if the following items are included:

* Foundation allowance - is "H2" slab pricing or "S" slab prices
* Utilities and service connections
* Council fees
* Fencing, full yard landscaping, driveway, letterbox & clothesline

Dual Occupancy/Auxiliary dwelling is the correct terminology for this type of building. Also known as a dual key, dual dwelling, and various other names.
They are two liveable homes on one title.
They are not approved to be strata-titled like a Duplex, which means that both dwellings or units are on one title with one set of rates, therefore there are no body corporate fees.
If Town Planning rules were to change in the future and these dwellings were allowed on smaller block sizes, there would be no building changes required to allow the two units to be strata-titled, providing that it complied with the planning rules at that time.
Both self-contained units of a dual occupancy property are usually under the same roof, so from the street, the building looks like a normal house. If attached and under the same roof the units are separated by a fire wall which also provides great acoustic benefits.
Duplex properties have been a popular type of property investment for many years. Most LGA’s allow them, although not all do.
The main advantage of a Duplex is that it can be Strata Titled (split into two titles) after construction is completed. Strata Titling is not mandatory, and some buyers choose not to, so they only incur one set of Council rates.
If Strata Title is the goal of the owner, a body corporate is formed to manage the common property and public liability insurance. The common property areas can often be minimised, thus reducing some management issues etc. Even after a property is Strata Titled, in some circumstances, it is possible to have the Body Corporate dissolved if the owners of both units agree.
Duplexes are commonly single storey or two storeys. Depending on zoning and density allowances, they could even be 3 or 4 storeys, with a lift and possibly a basement carpark.
In many instances a Duplex property is the same floor plan (just mirror-reversed) on both sides; however, this is not mandatory; in many cases they are often different, particularly on the corner or unusual shaped blocks of land.
WHAT ARE COLIVING HOMES?
Coliving is a community living concept for like-minded people to live, work, and play together.
Living spaces are well designed, fully furnished, with incidentals and utilities covered by one bill. Catering to various living styles and tastes, the main value of the coliving experience is access to the community.
Coliving is a modern form of affordable communal styled living where residents get a private bedroom in a furnished home with shared common areas.
Coliving is popular in major cities as a means of affordable living, especially where there is very limited available affordable housing to choose from.
Many of the residents are students, workers, seniors, or individuals relocating to new areas, or recently separated for whatever reason. Unlike traditional styles of accommodation like apartments; coliving is attractive to tenants due to its affordability, security, flexibility, included amenities, and a sense of community that it can offer to its occupants.
Rooming houses offer the opportunity to lease each legally lettable space separately. By doing this, higher yields are achievable.
In some cases, gross yields of 10% or higher may be possible.
Each habitable space is "semi-contained", however under rooming house legislation, there is a requirement for a common area that includes
* 1 shared laundry,
* 1 shared FULL kitchen, and
* 1 shared living area
which allows higher rental returns to be achieved. This does vary from council to council.
NB: At full occupancy, Gross Rents achieved from this type of dwelling are far higher than letting a single house in the same location.
Rooming houses are managed by specialised Property Managers, who have each tenant sign a separate lease.
Each lettable space is semi-contained and includes an ensuite, small living area, kitchenette, and sometimes may have external access.
The maintenance of the shared areas, plus the costs of water, electricity and Internet are the responsibility of the property owner.
A rooming house is a residential dwelling that is certified to class 1B standard and specifically designed for separate tenancies.
In Brisbane City Council Area, a rooming house has a maximum of 5 lettable areas, with a maximum of 5 unrelated parties, and a total floor area no larger than 300m2. Whereas Gold Coast City Council has a maximum of 4 lettable areas.
House and Land packages refer to a new off-the-plan property with two contracts:
one contract for the land, and
second contract for the home build.

We work closely with all the relevant parties to make sure that a high-quality outcome is achieved. This includes:
* Working in conjunction with drafting/architectural teams to make sure that an attractive façade and liveable floor plan is achieved;
* Consulting with town-planners and engineers to confirm that the best use of the block is being achieved;
* Contacting and negotiating with Councils and Developers where necessary to ensure that area covenants or guidelines are met.

WHAT IS THE NDIS?
The National Disability Insurance Scheme (NDIS) provides support to people with permanent and significant disabilities. Introduced in 2016 the NDIS was designed to assist the 14% (around 4.3 million) of Australians currently living with an extreme functional impairment and/or very high support needs. Within the next five years, the National Disability Insurance Scheme will provide more than $22 billion in funding a year to an estimated 500,000 Australians.
The NDIS also provides people with disabilities with information and connections to services in their communities such as doctors, sporting clubs, support groups, libraries and schools.
WHAT ARE SDA HOMES?
Specialist Disability Accommodation (SDA) refers to accommodation for people who require specialist housing solutions, including to assist with the delivery of supports that cater for their extreme functional impairment or very high support needs. When a person is deemed to have an extreme functional impairment and/or very high support needs, SDA dwellings allow them to live more independently.
Approved SDA participants are eligible for guaranteed government funding as required under their NDIS plan. SDA funding under the NDIS will stimulate investment in the development of new high quality dwellings for use by eligible NDIS participants.
SDA DESIGN CATEGORIES
SDA dwellings have special design requirements to meet the needs of people who have permanent and significant disabilities. All dwellings must be constructed to comply with the National Construction Code (NCC) and SDA requirements.
A typical home is normally 3 – 4 bedrooms, housing 2 – 3 people with a disability and 1 carer. Different home designs are offered to suit tenants requirements, ranging from basic care to full spinal support designs. SDA dwellings provide tenants a place to live independently, whilst still receiving the daily care they require.
SDA Homes are broken into four design categories, all with individual specifications and requirements. Below are the four design categories and descriptions of how they are specifically designed to cater to the needs of the disabled tenant.
